Theft and vandalism claims for East Milton property owners in Perdido Key
November 5, 2026 · PAJOE Public Adjusters
If you discover signs of a break-in, stay out until the property is safe and contact law enforcement. Record the report number and the officer or agency handling it. Photograph damage before cleanup where safe. Keep the police report, emergency boarding invoice and any security footage in separate files. Send a copy of the footage through a channel the insurer confirms.
Create two inventories
List building damage such as a broken door, window or lock in one inventory. In the other, list property reported missing or damaged, with serial numbers, ownership records and the location where you last saw each item. Keep uncertainty visible. A tool that cannot be located on the first pass should remain marked as unconfirmed until you can account for it. Add receipts or dated photographs where available.
Check policy conditions
Record when the home was last occupied, when someone last checked on it and when damage was found. If the policy has limits for certain items or conditions about vacancy, ask the carrier to identify the wording it is relying on. For example, an invoice for replacing a forced door should be tracked separately from an appraisal for missing jewelry. Keep a copy of every update sent.
