Who insures a Pace townhome’s roof and exterior? in Tiger Point
November 5, 2026 · PAJOE Public Adjusters
After damage to a townhome, look up the declaration, bylaws and maintenance chart for your community. Identical-looking units can have different ownership and insurance arrangements. Ask the association for the current documents and a written contact for reporting the loss. If the roof, siding or a shared wall is involved, identify the affected section and which unit or common area it serves.
Compare responsibilities with insurance
Create a list of damaged components. For each one, record who is responsible for maintenance under the documents, which policy might respond and who is following up. A maintenance assignment can differ from an insurance obligation, so ask for the relevant policy and amendments. Keep your personal property and interior records separate from records for a shared element.
Record open questions after inspection
If rain enters through an opening above a shared roof line and damages your flooring, notify the relevant parties and ask both what they need. Save correspondence, photos, repair estimates and the dates access was provided. Ask the association and insurers to clarify who will arrange inspection and what work each is evaluating. Consult a qualified attorney if the governing documents or obligations are disputed.
