Property damage before a Tiger Point home sale closes in ZIP 32504

November 5, 2026 · PAJOE Public Adjusters

A broken pipe or storm loss between signing and closing adds another timeline to an already busy transaction. Take safe protective steps, document the damage and notify the appropriate insurer and your transaction team promptly. Keep the date of discovery, inspection date and scheduled closing in your records. Save copies of reports, photographs and invoices in a folder both your claim and transaction teams can reference as appropriate.

Keep the insurance and sale files separate

Identify who holds the policy and who can authorize access or sign claim paperwork. Your real estate attorney can interpret the purchase contract’s risk-of-loss and notice provisions. Ask what updates the buyer, lender and closing agent need. Avoid making informal commitments about credits, repairs or the disposition of insurance proceeds before the relevant professionals review the documents.

Record what has and has not been completed

For example, if emergency drying is underway but the flooring estimate is still pending, distinguish the services performed from the proposed work. Ask contractors for written scopes and dated photos. Keep a log of who was notified and when. A closing date can affect scheduling without deciding coverage or the parties’ obligations under the contract.
